Dan Transportation
40% of Israel’s second largest transportation company focused in the Tel-Aviv Metropolis, expended into real estate and infrastructure investments was bought by a group of institutional and private investors led by the investment bank Value Base and the Europe Israel Fund. The 40% stake in Dan was bought for 500 million shekels ($142 million) in a deal that values Dan at 1.265 billion shekels.
KY Financial Group led the investment banking process for private investors and formed a significant group of private investors to fund large portion of the deal.

Halafta, Jerusalem
Residential development refinance opportunity for a purchase group project located in one of JLM best neighborhoods. The group together with The Bareket Fund (real estate financing fund) led the financing which was structured as a first mortgage coupled with a list of liens to secure and protect the lenders.
Both underwriting and the due diligence process was jointly led by the group and The Bareket Fund. The loan, interest and fees were fully repaid by the borrower.

Bar Kochva, Bnei Brak
Bridge loan opportunity for a group acquiring an office space in one of Bnei Brak most prominent office building. The group together with The Top Capital (private lending firm focused mostly on real estate financing) led the financing which was structured as a first mortgage coupled with a list of liens to secure and protect the lenders. Both underwriting and the due diligence process was jointly led by the group and Top Capital. Two interest payments were already paid (on time) by the borrower.

Care Home, Kent, England
A portfolio of 7 care homes (residential units dedicated for elderlies) was acquired in partnership with a UK based real estate manager (manages c. 2 Billion Pound of assets and real estate loans). The portfolio is leased to one of UK biggest care homes operator with a long term lease generating double digit rent yield for lease period.
The KY financial group together with the UK based manager led the due diligence and acquisition process.

The Bishop’s Avenue, London, England
A 2,000 SQM plot located on one of London’s best streets in the upscale neighborhood of Hampstead was acquired in partnership with a UK based real estate manager (manages c. 2 billion Pound of assets and real estate loans). The plot was acquired with a building permit for 8 luxury units and 14 parking spaces. Immediately after completion the development process was launched and ground works has started. The KY financial group together with the UK based manager led the due diligence and acquisition process and structured a unique deal for its’ investors to create down side protection and profit share with the manager.

Electra Heritage Point -BTR
Acquisition of a portfolio with 95 new homes in Gainesville, Georgia. The homes are being built by one of the leading home builders of Georgia and are being delivered in milestones upon the completion of each house throughout 2023 and the first quarter of 2024.
The strategy involves holding the properties for 5 years and renting them out as part of the city's growth, with the ultimate goal of selling the portfolio to an institutional player at the end of the holding period.
The transaction was carried out in partnership with Electra Real Estate, the largest real estate fund in Israel managing around $4.6 billion in assets.
Investors are expected to benefit from a high double-digit yield over the course of 5 years through rental income and profit after exit.
iAm Capital Europe (ICE) III
iAM Capital is a global private equity investment group aiming to generate value for investors by deploying capital into alternative investment strategies with a focus on real estate and renewable energy.
Since its founding in 1997, iAM Capital has raised and managed over 20 alternative funds and direct investments in real estate and renewable energy, reaching €3.2B of AUM.
ICE III is the third-generation real estate fund that will focus on creating long-term capital growth through value-added strategies focused on the Italian market, with the majority of the funds to be invested in Milan and Rome.
The fund aims to generate a double-digit annual return after expenses. The investment is executed through a proprietary feeder managed by KY Financial Group.
Project Tuscany
A senior debt deal with a low LTV to finance the purchase of a unique property - a castle in one of the most touristic areas of Italy, which includes 25 rooms and suites,
common spaces, a swimming pool, spa and other facilities.
The deal is being orchestrated by a global private investment group operating for close to 30 years which has established and managed over 20 funds throughout its years of existence.
The debt is given at a high double-digit interest rate for a period of 24 months which will be paid at the end of the period.
San Agustin 11 Madrid
A debt deal to finance the purchase of an iconic property in the center of Madrid in collaboration with Sircle. The property is located in the center of Madrid, a short walk from the Prado Museum. The building was built in 1892, covers 6 floors and has a total area of about 3,900 square meters.
The building was purchased from the church on an exceptional occasion, by the Sircle company, while changing the property's designation to a hotel. At the end of the renovation, the hotel will include 41 rooms, a restaurant, a prestigious COVER members club and a rooftop bar.
KY Group, in collaboration with Sircle, led the due diligence process and the purchase of the property in the center of Madrid, while creating a unique deal that includes downside protection and profit sharing with the entrepreneur.
Stuttgart Airport Messa Hotel
A debt deal to finance the Wyndham Stuttgart Airport Messa Hotel purchase, one of the only three hotels at Stuttgart Airport.
The hotel is strategically located at the airport and near the conference center, Messe Stuttgart, which is considered one of the largest in Germany.
The hotel's operating company, the GCH Group, which has been operating the hotel since 2011, identified, in collaboration with Sircle, an opportunity for a high-quality purchase of the hotel from an American REIT fund that was required to liquidate its assets, at a yield significantly higher than the market yield to improve the hotel NOI and sell it afterward.
